Our house style is simple: warm rooms, comfortable beds, crisp bed linen and fluffy towels together with lashings of hot water. Breakfast is taken at our antique dining table and is cooked as you want it. We will provide picnic lunches or other catering by arrangement.. You are welcome to relax by the open fire as and when you wish. All of our rooms are named after the river and it's tributaries. Room details are given below - scroll to the bottom of the page for rates & terms.

Tweed A spacious room with a double  sleigh bed and a double sofa bed, may be used as a twin or family room. Bath with shower over.
Suberb views of the river and Floors  Castle.
Location - second floor.

Whiteadder Double room with a feminine touch. A place to enjoy a luxurious soak in  a spacious free standing (claw foot) bath.
Similar to Tweed for views of the river and Floors castle.
Location - second floor.

Yarrow A twin room with a shower for two! The beds will move close together if  you wish.

Ettrick A double room with an antique French walnut bed on the south side of the  building with a restricted view of the river.

Teviot An elegant and spacious room  (this was originally the owner's private quarters) with a  four poster bed  and  antique mahogany wardrobe. The bathroom has a freestanding  bath with shower over.
Three tall windows in the bedroom  offers superb views of the rivers Teviot and Tweed together with Floors  Castle. A similar window in the bathroom enable you to take in the view  while showering.

Rates & Terms (2013) Bed & breakfast:
Ettrick (Double) - £65/night
Yarrow (Twin) - £75/night
Whiteadder (Double) - £75/night
Tweed (Double) - £85/night, as a family room £100/night
Teviot (Double) - £95/night
Single occupancy of double or twin room  from £50 per night. Children's rates by negotiation. Discounted rates for stays of 3 nights or more outside high season.
Packed lunches available from £6.00pp. Dinner parties catered for by arrangement.
We hold your credit or debit card details to confirm your booking. Otherwise we require a deposit equivalent to the price of the first night's stay or 50% of the cost of a one night stay. In the event of cancellation less than 14 days before your visit we will refund the deposit subject to a retention of 20% or £20.00 whichever is the larger. In the event of cancellation less than 4 days before your arrival date your deposit will be forfeit or we will charge your card by the equivalent amount.
